AI Giants Transform King’s Cross Into Global AI Hub

Once synonymous with industrial decline, drugs and prostitution, King’s Cross has been remade through one of London’s largest urban regeneration projects. Google DeepMind became an anchor, drawing research talent and capital toward a corridor that also includes University College London, the Francis Crick Institute and the Alan Turing Institute. Venture firm Phoenix Court has called it the world’s third-most productive technology cluster, behind only the San Francisco Bay Area and Beijing.

The latest leasing wave has sharpened competition for both offices and engineers. Knight Frank said AI-linked companies leased more than 1 million square feet in London from the start of 2025 through April 2026, about 7% of all lettings, with more than half signed in April. Anthropic took 158,000 square feet at One Triton Square, while OpenAI secured 88,500 square feet at Regent Quarter. Carter Jonas put prime King’s Cross office rents at £92.50 per square foot in the first quarter of 2026, up 2.8% from a year earlier.
