Realtor.com Names April 12-18 as 2026’s Best Week to Sell

The U.S. housing market typically enters its busiest selling season in spring, but elevated home prices and borrowing costs continue to constrain transactions. Realtor.com identifies the most favorable listing window by weighing seasonal patterns in asking prices, buyer traffic, time on market, inventory and price reductions. The analysis is intended to capture the point when demand has strengthened but competition from other sellers has not yet peaked. Mortgage rates are excluded because they respond primarily to broader economic conditions rather than predictable seasonal movements.

Realtor.com said on March 18 that April 12-18 will be the best week to sell a U.S. home in 2026, based on trends from 2018 through 2025, excluding 2020. Listings during that window have historically carried prices 1.3% above the average week, equal to about $5,300, and 6.6% above the start of the year, or roughly $26,000. Homes also attract 16.7% more views and sell about nine days faster than average, while fewer competing listings and price cuts further favor sellers.
